Terms and Conditions


We understand that no one wants to read the Terms and Conditions (T&Cs), however it is really important that you read through these before you make a booking. By booking your stay at Airdit you accept that you have read and understand the below T&Cs and agree to adhere to them. Bookings

We take bookings in 2 different ways, either through Canopy and Stars OR directly through our website/social media channels. If you book via Canopy and Stars, please refer to their website for their T&Cs. If you make a booking directly with us, then this document outlines our T&Cs.

They will be slightly different but the spirit of each document will be the same.

 When you make a booking, you do so on behalf of yourself and all members of your party, and the booking is confirmation of understanding and acceptance of these T&Cs by you and each member of your party. Should you wish to make any changes to your booking this must be done via email either directly with us or via Canopy and Stars depending on how you booked your trip.

 

Cancellations

You would like to cancel your stay - all cancellations must be made by email. Even if you call us up to cancel, we will still request you email us so we have it in writing. Full refund for cancellations made within 48 hours of booking if the check-in date is at least 30 days away. 50% refund for cancellations made at least 30 days before check-in. No refunds for cancellations are made within 30 days of check-in.

We need to cancel your stay - cancelling your booking is the last thing we want to do and would only happen in extreme circumstances. If this happens, we will give you a full refund. No compensation will be paid for this.

 

Travel Insurance

We would advise that all guests who book a stay have travel insurance at the time of booking. Things happen that our out of your control, out of our control, out of anyone’s control – when this happens travel insurance steps in like a knight in shining armour.

The next bit might sound a bit heavy but these days who knows what is round the corner….Force Majeure - we cannot accept responsibility or liability for any alterations, delays or cancellations, or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.

 

Check-in and Check-out

Check-in is from 4 pm.

Check-out is at 10 am.

Early check-ins and late check-outs may be possible but only if they are requested in advance. Give us a shout and we will see what we can do.

 

What You Get

Bracken Treehouse is nestled in a beautiful 30 acre woodland in North East Fife. You will get a beautifully serene luxury treehouse perched in a calm and relaxing forest surrounded by bountiful nature. You are hiring the use of our treehouse for a self-catering stay and the treehouse should only be used for this purpose. Bracken is fully furnished and sleeps 2 adults sharing a king-size bed.  Bracken consists of one large space, which houses the living area, kitchen and bed. Just behind the bed is a bathroom with flushing toilet and rainfall shower.

Please check our website for more details about what is included. As much as we intend to include all items listed, extras are provided complimentary from ourselves and it does not change your booking if any of these items are not provided. Our treehouse is connected to both mains electricity and water, however due to the distance and elevation, the water can be temperamental. If you suffer from any outages, please let us know and we will endeavour to get it sorted as soon as we can.

To make your stay extra special, we can provide lots of luxury add-ons at an additional cost. These can be requested when making a booking and are subject to availability.

 

Cleaning

It is expected that the treehouse will be left as it was received (reasonable cleaning expected) and we provide all basic cleaning supplies for guests to do this. Please ensure that towels and bedding are not used to remove make-up, fake tan, or dirt. Any stains will result in a replacement charge. Please do not leave rubbish bags or recycling outside, please call us if you need either removed.

 

Damages

Any damage to the property, furniture, equipment, accessories, decoration, bath, decking or anything else owned by Airdit will be charged for. Also, any non-standard cleaning required because of mess or stains left will also result in a charge.

 

House Rules

Smoking – Please do not smoke or vape inside the treehouse. If you are smoking outside, please dispose of your cigarette butts safely.

Noise – The closest building is about 500m away, however please be respectful of neighbours/wildlife and keep the noise to a reasonable level at all times.

Fireworks – No fireworks; it is very unsafe for the animals.

Fires – No outside fires. You are in the middle of a wood and a fire could get out of hand very quickly.

Visitors – We ask that guests check with us beforehand if they wish to invite guests to the cabin. If you have unauthorised guests, they will be asked to leave our property. You may also be asked to leave.

Parties – No parties please. Unless it’s a 2 person party for those staying in the treehouse and its one of those really chilled parties where not much happens but everyone still has a nice time.

Corporate Use – Corporate use may be possible at our discretion, but you can only make a corporate booking directly via email.

Septic Tank – The treehouse is not, as you may have guessed, connected to a mains sewer system. We use a septic tank system that carefully breaks everything down and disperses it back into the ground. For that reason, the only thing that can down the toilet are the 3 P’s – Pee, Poo and Paper. In the kitchen these means you cant dispose of food, cooking oil or leftover fat, ground coffee, oil down the drain – if in doubt, just put it in the bin. Any of the above WILL block the tank and will be a grim job to fix. It may also mean we need to close our treehouse for repairs which you may be charged for.

The Bath – The bath is amazingly positioned out on the deck allowing you to just drift away, however we are afraid it is suitable for one person at a time only.

No Pets – The location of our treehouse means we are not suitable for guests to bring pets. Any guests who do bring pets will be asked to leave with no refund and charged for extra cleaning.

Children – Bracken Treehouse is an adults only space so we do not allow children. Kids are great but what’s even better is not having your children around whilst you try and relax!

 

Wood Burning Stove

Please be careful when using our wood-burning stove. It is a wonderful place to be on a cold evening but weirdly enough, it can get very hot (because the fire inside it is hot) so please take a wee moment to read this to avoid injuring yourself.

Here are a few basic rules to keep you and our teahouse safe -

·       Do not use it when it is warm outside, the treehouse heats up quickly.

·       Only wood provided by us can be used in the fire. It can be tempting to go into the woods and forage but never add anything other than the wood provided in the stove. It will damage the stove and you will be charged for damages.

·       No more than 2 logs are needed at once or the treehouse will get too hot.

·       Always use the heatproof glove when adding wood to the stove including opening and closing the door. Again, it will be hot.

·       Never leave the door open.

·       Never leave the treehouse unattended when the stove is lit or hot.

·       By lighting the wood-fired stove you are fully responsible for it and you will be fully liable for any damage or fire caused by lighting the stove.

 

Countryside and Wildlife

We are really lucky to have lots of natural wildlife around the treehouse. There are plenty of deer, red squirrels, badgers, foxes and a variety of birds, which can all be easily spotted in the woods. There is also plenty of farm life nearby with cows, sheep and horses in the fields that surround the woods. Please be careful and considerate that you are visiting them in THEIR home. Always close gates when out walking in the area and never feed any animals.  Be aware that animals, insects, and especially birds can sometimes be noisy and as such, we cannot be held responsible for anything disturbing your peace or entering the cabin. For this reason, please do not litter or leave food or rubbish outside as it will get nibbled on by the wildlife and the last thing you would want to do is cause an injury to a cute little squirrel! As mentioned, we are in the countryside and surrounded by fields and farms. We cannot be held responsible for the sounds and smells that may be generated by neighbouring sheep, cows, and farmers carrying out their normal farming duties.

 

WIFI and Mobile Phones

We have no WIFI in the treehouse. There a few reasons for this; one is that our own house doesn’t even get broadband, so running a cable up to the woods would have been pointless. The second is that it’s pretty good for you to have a wee bit of time off from being connected to the rest of the world. However, you will find that most networks get a pretty decent 3G signal at the treehouse with a couple getting very good 4G. So no need to panic!

 

Vehicle and Personal Property

There is a parking space at the bottom of the hill where the road ends. Please feel free to park how you like, as you are likely to be the only car in the car park! The path up to the treehouse is marked by a couple of signs and it’s about a 200m walk between the treehouse and the car park. All property and vehicles and left at your own risk.

 

Complaints

If you are not happy with something, let us know as soon as possible so that we can try to resolve it. Please be fair and give us a chance to correct any issues you have. We are all human, and mistakes happen, but unless we know about an issue, we cannot fix it or prevent the same issue from happening to other guests. We will always do everything we can to help. Any complaint made after your stay will likely mean we cannot resolve the issue. We will not refund a guest who complains after their stay without informing us at the time.
